lot at 5 Calle Traviesa actually enjoys one of the better FEMA flood
ratings anywhere on all of Santa Rosa Island. The "AE" rating is
the
best achievable on the entire 40-mile long island. Therefore, flood
insurance is
optional and less expensive. "AE" is defined by FEMA this way: "Areas with a
1% annual chance of flooding and a 26% chance of flooding
over the life of a 30-year mortgage. In most instances, base flood
elevations derived from detailed analyses are shown at selected
intervals within these zones."
As the experts at Louisiana State University have explained, “'A'” floodzones are typically static or slow-moving floodwater; water may move faster in some areas." Essentially, this rating means that the living area of any newly built home in an "A" zone on Pensacola Beach must be elevated above the ground surface. Commonly, this is done by building the home itself on pilings above ground level. Ground floor space beneath the Pensacola Beach house normally is reserved as non-living space for a garage, after-beach shower, storage area, work room, recreation room, and the like. There are several rating grades for low coastal area properties which are worse. These include "V", "V-E", and "V1-30." These “V” zones "are more hazardous because they are subject to surge and wave action," according to Louisiana State University. Flood insurance is mandatory for a "V" zone and the premiums are substantially higher.
